Properties for Professionals: Our Leeds Lettings Process

Step 1: Looking for a house

You can view our professional properties online 24/7. We are also on a number of property search websites including Rightmove and On the Market.

Register your details with us today and we will let you know when your perfect property for rent in Leeds becomes available. You can message us online anytime or call our office on 0113 246 9395 during our office hours to discuss your requirements.

Step 2: Seen a Pickard property you like?

The next step is to contact us to arrange a property viewing. We are flexible regarding viewing times and will always try to accommodate you.

Step 3: Found your perfect home

If you would like to apply for one of our properties for professionals in Leeds or beyond, we can email you an application form. Once we have received your completed application form together with your non-refundable application fee of £95 and your agreed security deposit to cease marketing the property, we will process it.

We can take payments by direct debit, by credit or debit card, or online, so you can choose the best method for you. Here are details of letting fees.

Your completed online application form will provide us with details of your nominated referees in order for our referencing agency to obtain references from your employer, previous landlord, etc. This process can take anything between two and six days depending on the co-operation of the nominated referees.

The referencing process will tell us if you have any bad credit history, CCJs or bankruptcy, and whether you will be able to afford the rent, based on your income. It may be that you will need a guarantor to act for you or it may be that you will have to pay for your rent in advance for the full period of tenancy if your credit is not good.

We will require proof of ID (ideally a passport) which should be supplied to us directly at the Headingley office.

If your rental application is successful, we will make arrangements for a check-in inspection at a mutually convenient time. For this, we will arrange to meet you at the property, undertake an inventory check, do a ‘walk through’ of the property to ensure you are familiar with the heating and utilities, and take meter readings.

Before moving into a property, payment of the first month’s rent and your deposit must be made by debit or credit card or via our online payments system. Keys can be issued as soon as the payment has been received. 

The signing of your tenancy agreement, Tenancy Deposit Scheme paperwork, direct debit form, and the handover of keys will all take place at the Pickard office.

Step 4: Welcome to your new home

Pickard Properties aims to make renting a property a smooth, easy and enjoyable process. We’re continually looking for new ways to remove the stresses that are normally involved in moving into new apartments for professionals in Leeds, Brighouse, Huddersfield and Halifax.

We know that there is a lot to think about on moving day, and we want you to enjoy settling in to your new professional rented property. We therefore give you a seven-day reporting window to let us know of any issues you come across in your new home. We will then quickly arrange the required maintenance and repairs, and you can relax knowing that that you won’t be held responsible when it comes to check out time.
