Pickard Properties will probably be the friendliest letting company you will encounter during your house hunting experience as our main ethos is to ensure that our tenants are 100% happy with their choice. Do not have any misconceptions, we are driven but it does not deafen us to your needs , we will not use the pressured sell and rush you into a decision. It’s not our style and that’s our promise.

We have been a well-respected Leeds born and bred family company for nearly 50 years now and at the core of Pickard Properties is our student accommodation. Our success is attributed to our excellent reputation, sensitivity to local residents and student needs and an extensive knowledge of Leeds. This success has been marked by the students by being voted No.1 landlord, Best Large Landlord 2012 and 2013, finalist for Best Value Landlord 2014, and winners of ‘Most Socially Responsibly Landlord 2015’.

We have a large portfolio of student property in LS6 area ranging from 1 bed through to 14 beds, Lease large Student Halls to Unipol , own property conversions across West Yorkshire for professionals, have successful portfolio of professional house shares in Leeds and also have a strong commercial presence nationwide.

All our student properties have double beds , washing machines, microwaves , Full Fire Alarms / Interlinked smoke detectors and burglar alarms as a minimum standard.

We are full members of UNIPOL, Leeds Property Association ( LPA), Leeds Landlord Accreditation Scheme (LLAS ), Residential Landlord Association (RLA) and have strong links with associations responsible for raising the standards of student living in Leeds.


Advantages to Students

Bills Inclusive or Exclusive – we’re flexible

We are a landlord in an enviable position to be able to offer you Bills Inclusive on any of our properties which are three bedroom and above and we have been doing it for years. We were one of the first to offer Bills inclusive on properties other than halls and are the only Landlord to offer unlimited use of your gas, water and electric so you won’t be landed with an excess usage bill at the end of your tenancy — that definitely would not be a nice farewell!

We cushion our student tenants against steep price rises, remove the frustration of ringing utility suppliers and aim to offer properties that remain toasty and temperature comfy throughout your tenancy is one of our main goals. We know there is nothing worse than sitting at your laptop with freezing extremities! We have all been there so the plan is to provide this choice so you don’t have go there.

Energy Saving Properties 

We all love the traditional Victorian build houses in Hyde Park and Headingley – they are a reminder the rich history of Leeds, they are pretty cool that they have stood there for 100 years or more and are, well we think, places that have a soul.  

However, 100 years on it is all about energy efficiency, reducing emissions, and adapting our traditional builds without sacrificing their charm whilst making them as energy efficient as possible. 

Our aim is to make our traditional properties more comfortable places to live by means of the latest insulation measures. The most suitable of our properties have benefited from state of the art internal wall insulation and/or external wall insulation under the Government backed Green Deal Finance Scheme.


First Year Student Accommodation

Finding a place to live for first year

If you have obtained university place through UCAS clearing, it might be tempting to sit back and relax. However, there’s still one more hurdle to cross before you can completely chill out: securing somewhere to live.

If you have just secured yourself a place at university this year, your biggest worry now is finding a place to live for first year. Get yourself organised, draw up a list of basic and reasonable requirements, set yourself a budget and try to discuss it with your parents before launching headlong into a search, or committing to that luxury studio flat you really can’t afford. Above all else, never hand over any money before you have seen a property – unless it’s a university run hall – and always ensure you read every word of a contract before signing (no matter how tedious that may be).

Pickard Properties are very experienced when it comes to placing first years and we are also Unipol Code Golden Owners which should give you some reassurance that we are a respected Student Landlord. Our Student houses have as Standard Free Wifi and all the safety Standards expected as a Unipol code landlord. We have plenty of student houses and will always ensure students are placed with students in house shares – after all we want you to enjoy a good social life in Leeds too.

It might seem like your social life will be all but over if you don’t get a place in halls which is not the case in any way, shape or form there is life beyond university halls. You have your course, sports teams and any other societies you might care to join to make friends. Here at Pickard Properties, we pride ourselves in making your living experience in Leeds and from start to end an enjoyable one when it comes to your student accommodation. We have plenty of Rooms in shared houses and the rents are inclusive of bills so no need to worry there.

Unless you have a practically unlimited budget, student living is always an exercise in compromise. University Halls can be expensive and renting rooms in houses is always generally less expensive plus you will have a heads up renting outside of halls going into your second year. You have to balance practicality, quality and the potential to have fun, all whilst staying within your financial means. You’re not going to have it all, but as long as you tick a couple of your most important boxes, you will still have an amazing time.
